WHEREAS
1. I/We have applied to Godrej Properties Limited (“the Developer”) for purchase of a flat bearing Unit No.___, admeasuring about ___________ square feet on ______ Floor, _____ Tower, Godrej Garden City situated at Village Jagatpur and Chenpur, Taluka Dascroi, District Ahmedabad Village Tragad within Taluka City District Ahmedabad and more particularly described in the Schedule hereunder written (hereinafter referred to as “the Said Property”).
2. Due to my / our prior engagements I/We are personally unable to attend the office of the Developer for the purpose of complying with all the procedures related to the purchase of the Said Property including execution of various documents and/or attending the Registration Authorities for admitting execution and registration of the said documents. I/We are therefore desirous of appointing Mr./Ms ____________, Residing at __________________ to be our lawful Attorney in our name and on our behalf as and to do all or any of the following acts, deeds, matters in respect of the Said Property .
NOW KNOW YOU ALL AND THESE PRESENTS WITNESS that I/We (1) _________________________ and (2) ______________________________ hereby nominate, constitute and appoint Mr./Ms____________ Adult, Indian Inhabitant, residing at ______________________ (hereinafter called “Attorney”) who has subscribed his signature in token of identification, to be my/our true and lawful attorney with full power and authority to execute all the documents in relation to the purchase of the Said Property and to perform the following acts, deeds and things for and on our behalf which the said attorney has agreed to do that is to say:-
1. To sign and execute, attend, present and to admit execution of Agreement to Sell and/or Agreement for Sale/ Sale Deed and such other related documents pertaining to the purchase of the said property for and on my/our behalf before the Registrar or Sub-Registrar having authority for and to have the said Agreement to Sell and/or Agreement for Sale/Sale Deed registered before any such appropriate authority under the Indian Registration Act, 1908 and to perform acts as my/our attorney considers necessary and proper in my/our name and on m/our behalf.
2. To represent me/us before the Co-operative Housing Society to be formed by the unit purchasers / Builder or any other governing body and to apply for NOC, if any, for signing and submitting all applications, letters, forms and deeds for the said purpose and also to take delivery of the requested documents, if any, on my/our behalf from the Registration authority;
3. To sign any forms, letters, applications or documents on my/our behalf for effective execution and/or registration of the documents.
4. To sign the necessary transfer forms for transferring the Said Property in my/our name/s in the records of the Municipal Corporation and in the Revenue records of the Government.
5. To pay stamp duty on my behalf and registration charges in respect of the documents or any part thereof.
6. To sign, execute and deliver any and all documents including any writings, letters, receipts, applications, correspondence, undertakings, etc. and to do all such acts, deeds and things etc. which may be necessary for the purpose of completing the purchase of the said property and appear, sign, act and perform all such acts with the notaries/revenue authorities of the State of Gujarat.
7. To execute or to do all acts, things or deeds as are appropriate or expedient for such assurances as may be necessary for the said
